ADJUSTABLE WAND

ADJUSTABLE WAND ASSEMBLY

One of the great products we sell at Doug Rucker Store is the pressure washing gun as well as an adjustable wand.  In order to help our customers, we provide a step by step video to assist with putting it all together.  The pressure washing gun comes complete with the Suttner ST-2305 Safety Orange Easy-Pull Trigger Gun, a 1/4-inch Mosmatic Gun Swivel, a 12-inch Suttner Star-Shaped Grip Wand, a 1/4-inch FPT quick coupler, and a 3/8-inch MPT quick coupler.  This is the gun set up I use for soft washing via down streaming for house and building washing. The gun is very easy to use and the trigger is very easy to hold open.  The adjustable wand is a straight lance with better seals that last longer than other models.  This ADJUSTABLE WAND ASSEMBLY video provides detailed instructions including connectors, tools and other details.

TOOLS NEEDED

Open ended wrenches are my preferred tool in this case.  However, an adjustable wrench will also work if that is your preference.  You will also need teflon tape, thread sealant and a screwdriver.  In the video, I cover exactly which tools are needed for which parts.

MOSMATIC SWIVEL for ADJUSTABLE WAND

One of the first decisions for the adjustable wand assembly is whether to use the mosmatic swivel.  This allows you to rotate or twist the wand without having to bend the hose.  Thus, the advantage is being able to change the angle of the pattern on the end of the nozzle.  In some cases you need a horizonal spray, and in other cases you need vertical spray.  The mosmatic swivel makes this process much easier without having to stop, reach out, and turn the nozzle to the desired angle.  This saves time on the job and makes the entire cleaning process much easier and less exertion on your body. COMMERCIAL PRESSURE WASHING

There are several unique challenges that arise with COMMERCIAL PRESSURE WASHING projects.  These challenges are generally set apart from an average residential home.  However, some of the challenges can be found on larger mansions and larger residential properties.  These COMMERCIAL PRESSURE WASHING tips and tricks will help better prepare you for cleaning commercial properties.

COMMERCIAL PROPERTY PROTECTION

Any time you clean close to grass, plants, or landscaping, it is very important to PRE WET the surface and the ground below.  So as you pre wet the surface with 100% water, you also pre wet the grass, plants and landscaping.  After pre wetting, you apply your cleaning solution, which is usually about a 40%-50% mix.  Do not flood coat with this solution, but rather provide a nice medium coat of mix.  When we rinse the building, that water will also help dilute the mix and protect the plants.  You will then spend even more time watering the grass to ensure that solution does not damage any plant life.  The area will most likely be pretty soggy when you walk across it.  Special attention should be paid to any shrubbery or trees that are close to the building.  Previous amounts of rain water will also affect the amount of water needed for pre wetting to prevent damage to plant life.  If sprinkler systems are present, this would also be an important factor for commercial pressure washingGet even more property protection tips here.

PREVIOUS CLEANING SERVICE

Are there any signs of previous exterior cleaning?  In this particular case, we notice the use of a wand.  While sections closer to the ground are clean, how high they were able to reach was limited.  It’s important to document this in the event that damage was caused previously that you are not responsible for.  Commercial Pressure Washing surface damage is fairly common so be on the look out for this.

COMMERCIAL CLEANING SOFT WASH METHOD

Our cleaning starts with the KINGSLINGER soft wash system.  We apply a 50% mix after pre wetting in a cross way pattern.  It’s important to apply a nice even coat to avoid dry spots on the surface.  Depending on the severity of the stains, it may take two or three coats to reach maximum clean.  Using a soft wash strategy is the best approach for commercial pressure washing jobs.

COMMERCIAL CLEANING SURFACE IMPERFECTIONS

When evaluating commercial pressure washing projects, consider whether the property has been well maintained.  If that is not the case, there may be damage to the surface which exists under some stains.  In fact, some organic and biological growth may have penetrated the paint, exposing the surface.  So it’s important to document and communicate this to the customer.  This way, you are not held responsible for preexisting damage which might show after cleaning.  Again, this is why the soft wash method is critical for cases like this.

Ball Valve Installation

BALL VALVE INSTALLATION

All of our trucks and trailers now have a ball valve installation that we recommend.  It is a three way valve that allows us to make a switch.  We can switch from the tank fill to a garden hose quickly and easily.  Some of examples for using this include filling a bucket, or the need for a high wash station.  If we need light pressure for anything like rinsing off the truck or anything else, it’s much easier than using a drain hose.

HOW BALL VALVE INSTALLATION WORKS

Water arrives to our rigs through the garden hose reel.  It then flows directly into the ball valve.  It can easily switch from filling the tank to a rig mounted garden hose.  With several different nozzles, you are able to use it in different ways.  For example, we have a fireman’s nozzle that can be purchased from Home Depot or Lowe’s.  This nozzle provides a wide range or garden hose pressure from a pretty long, straight stream to nothing more than a trickle if needed.  It’s ideal for filling a soap bucket without creating a lot of splashing suds.  In addition, we have a second nozzle that provides stronger pressure and a longer stream.  It’s the same nozzle that we use for just rinsing houses using a dedicated pump.

Best Soft Wash Gun

There are a few different soft wash guns available on the market today.  A soft wash gun is a gun used for applying your house or roof wash mix through your dedicated pump. In the video below I discuss the various one’s available and what I consider the Best Soft Wash Gun that I use.  Be sure to subscribe to my You Tube Channel so you get notifications of new educational videos I post.

Choosing a Soft Wash Gun is more of a personal preference thing, than someone telling you this gun or that gun is the best out there.  I can only tell you what gun works best for me.  Most often times you have to try them all to figure out the Best Soft Wash Gun for you and your business.

I personally don’t like the type with the long sprinkler riser coming off the ball valve.  But many people do and that’s fine, because it works for them.   I do prefer using a ball valve type gun though, as it won’t cause restrictions, loss of distance and flow like trigger guns.  Trigger guns are much safer though, because if you drop one, they immediately stop spraying.  My favorite ball valve gun is the one HERE.  Remember this is the not the type of gun you can use on a pressure washer.  It’s only for use with a soft wash dedicated pump.

Pressure Washing Hose Care

How you take care of your Pressure Washing Equipment plays a big factor in how long it will last.  One of the most often overlooked is Pressure Washing Hose Care.  We all try to prevent cars from running over them, dragging them through rough terrain, and other obstacles that our hoses face. One of the easiest ways to prevent damage is in the rolling up of your hoses onto hose reels.

In this video I show you a kink I found in one of our pressure washing hoses that was caused by the hose not being stretched out straight as it approached the hose reel. When at all possible always make sure the power washing hose isn’t twisted or kinked when rolling them up.

On our residential rig’s we install the hose reels on the passenger side of the trailer or truck.  This makes it easier to roll out and roll up because we position the reel to feed down the driveway.   When parking in front of a house, we always block the driveway with the trailer or truck.  The hose reel can then easily feed down the driveway.  Blocking the driveway also prevents cars or trucks from rolling over our hose.

Pressure Washing Hose Care

On our commercial rig, our hose reels feed off the back of the trailer.  With wide open parking lots, or areas to park, this makes it easier.  Especially if you are cleaning large concrete areas or need to move the truck and trailer while working.  Disconnects at the hose reel allows us to drop the hose from reel before moving.  Dragging a hose while moving the truck or trailer can cause damage to your hose.

Pressure Washing Equipment Oil

When owning pressure washing equipment it is very important to properly maintain your equipment.  Using the correct Pressure Washing Equipment Oil for your machines is very important.  I have switched all my equipment and trucks to the High Performance Lubricants brand of oils.  My equipment and trucks run much smoother and I also have more time between changes.  This saves me time and money.

There are many options out there to consider for Pressure Washing Equipment Oil, and most of us do like I have done.  Go to the auto parts store and get the oil that we feel is the best value.  That’s all well and good, but those oils are not really the best for the equipment we use, and how much and often we run them.

The High Performance Lubricant brand of oils do exactly as they say, give you High Performance.  I stock and sell them in our store, because I feel so strongly about them. You can find the ENGINE OIL HERE.

Also available on the store Site is Pressure Washing Pump Oil as well as Air Compressor Oil if you use an AODD pump for Soft Washing like I do.

These oils are competitively priced, only a little bit higher than the store bought brands.  The little extra you spend, you will make up on extended equipment life, less failures, and more time between oil maintenance changes.  Always remember to change your oil filter when changing engine oil.
